Over three years in 2026, a small traditional office in KL costs roughly RM260,000 once rent, renovation and running costs land, while an all-in 8-pax coworking office costs about RM167,000. The rent line looks close; everything wrapped around the rent is where the two options split, by more than RM90,000.
We have run coworking spaces in KL since 2017 and watched plenty of teams do this comparison badly, usually by comparing our all-in price against a bare unit's rent alone. So here is the full ledger, line by line, using our published 2026 rates and market figures for the traditional side.
How do the monthly rents compare?
Office asking rents in KL have a median of RM5 per sq ft a month, and Petaling Jaya's is RM4, in a range of RM2 to RM6 (FindMyOfficeKL's 2026 office directory, read on 1 October 2026). At the PJ median, a 1,000 to 1,500 sq ft unit lists at RM4,000 to RM6,000 a month. An 8-pax private office at Sandbox Space is RM4,640 a month, and a 4-pax room is RM2,450. To keep the comparison conservative, we price the traditional unit at a low-end RM3,000 a month. On that number alone the traditional unit looks cheaper, and this is exactly where most people stop reading. The next three sections are the part of the bill the listing does not show.
What do the running costs add every month?
A standalone office means you become your own facilities manager. On a unit that size, we estimate the monthly stack at: electricity around RM400, business internet RM360, cleaning RM350, stationery and printing supplies RM200, toilet supplies RM100, maintenance and servicing RM200, pantry supplies RM200, photocopier rental RM100, and basic insurance RM100. That is roughly RM2,010 a month on top of rent, before anyone answers your door: a front desk is extra again, while coworking spaces staff one for you.
What does renovation really cost? (A real quote)
When we first wrote this piece, we planned to pencil in RM50,000 for a modest fit-out. Then we asked one of our ex-residents what his new 1,500 sq ft office actually cost to renovate. His reply, word for word: "I would also think that the cost to have a nice looking office was important to me too. Like I can pay just a little, cheaper than coworking space, but have a sh*tty accountant-like office. Then what will cost me is the team's motivation to come to office, my ability to hire good talent who wants nice offices." His final number: around RM150,000.
To keep the comparison conservative, we use RM80,000 below. Remember it lands before day one, alongside the usual tenancy deposits the Malaysian Bar describes: two months' rent as security and one month's for utilities, plus a month's rent in advance.
What is the total over 3 years?
The traditional office, conservatively: rent RM3,000 × 36 months = RM108,000, renovation RM80,000, running costs RM2,010 × 36 = RM72,360. Total: about RM260,360. The coworking office: RM4,640 × 36 = RM167,040, all-in, with the fit-out, utilities, internet, cleaning and front desk already inside the number. The difference is more than RM90,000, and that is before counting the deposits: three months' rent held for the whole term on the traditional side, one month with us.
Two honest caveats. Past roughly 15 to 20 people, the per-head maths starts to swing back toward traditional leases, which is why big companies still sign them. And if you own the property or plan to stay 10 years, fit-out amortises differently. For everyone else, the numbers above are the argument. What does flexibility cost, and what does it save?
The line items above ignore the biggest financial feature of coworking: the exit. Sandbox runs month-to-month with a one-month deposit and one-month notice. A tenancy binds you for its full term, usually one to three years according to the Malaysian Bar, regardless of how the business goes, and tenants are usually barred from subletting without the landlord's consent, so you cannot simply hand the space on. Flexibility means you can grow from a dedicated desk to a 2-pax room to an 8-pax office as you hire, and shrink the same way if you need to, with your cash following your actual headcount.
What about working from home instead?
The honest answer for a solo founder: home is free, and free is hard to beat until it costs you focus, meetings and credibility. The middle path most of our members took is a desk first, not an office: RM400 a month for a hot desk or RM530 for a fixed desk buys the separation between home and work, a business address with mail handling, and meeting rooms for client calls, for well under a tenth of what a small traditional office costs each month.
