If you want a lockable office for one to eight people around Bandar Sunway, Subang Jaya, SS15, USJ or the PJ side, the published rates on 21 September 2026 run from RM660 a seat at a self-service office in SS15, through RM780 for a one-person room at our Bandar Sunway branch, to RM800, RM970 and RM1,199 a seat at the branded coworking operators in UOA Business Park, Bandar Utama and Sunway Square. A four-person team lands between RM2,450 a month for a fixed-price room and RM4,796 for four seats at the top of that per-seat range.
This post compares five operators, including our own. All five publish a rate; that was the bar. The five operators, one by one
1. Jerry Coworking Space, SS15 Subang Jaya
Jerry is a self-service coworking brand on the 10th floor of Southern Tower at First Subang, five minutes from the SS15 LRT. Rooms take one to four people. The monthly plan is RM660 a person with 24/7 pin-code entry and cancels anytime; three, six or twelve months upfront drops it to RM594, RM528 and RM429, with no cancellation. Furniture, WiFi, pantry, housekeeping and a business address are in. The trade-off is that nobody is on site, so no reception or mail signing, and their plans page says no deposit while their help centre mentions a refundable one-month deposit, so read the checkout before paying.
2. WORQ Subang, UOA Business Park
WORQ's Subang floor is on Level 2 of The Podium at UOA Business Park, three minutes on foot from the Subang Jaya LRT and KTM. Offices run from one to 15 people at from RM800 a person a month; the Subang location page shows a sale rate of RM700. That covers dual-ISP WiFi, staffed reception, daily cleaning, mail, printing, pantry, phone booths, 24/7 biometric access and 200 WORQ Credits a person for meeting rooms. Contracts start from three months with a one-month deposit; window rooms cost 10% more. The trade-off is parking, outside the rate at RM18 a day or RM200 a month.
3. Co-labs Coworking, Sunway Square
Co-labs sits inside Sunway Square, the new corporate development beside Sunway Pyramid, on the BRT Sunway Line. It is the most polished address here and priced to match: a private office is RM1,199 a person a month, a reserved desk RM899, and the price includes a meeting room allowance, front desk, cleaning, printing credits, storage and access to every Co-labs location. The trade-off is what the page leaves out. Room sizes are not published, so a four-seat room is RM4,796 by arithmetic rather than a printed rate, and the company FAQ states a deposit of two months' rental for office suites, the heaviest upfront figure in this list.
4. WORQ Bandar Utama, KPMG Tower
On the Damansara side of PJ, WORQ's Bandar Utama floor is on Level 15 of KPMG Tower at 8 First Avenue, near the Bandar Utama MRT. Offices run from one to 15 people at from RM970 a person a month, the highest of WORQ's four PJ rates, with the same package as Subang: WiFi, reception, cleaning, mail, printing, pantry, phone booths, 24/7 digital-key access and monthly meeting credits. Contracts start from three months with a refundable deposit and a one-off access card fee. The trade-off is that RM970 a seat makes a four-person office RM3,880, and parking is in the tower basement at building rates.
5. Sandbox Space, Bandar Sunway
Our own branch is a corner lot at 10 Jalan PJS 11/18, five minutes from Monash and Sunway University. Five room sizes, one price each: RM780 for one person, RM1,450 for two, RM2,100 for three, RM2,450 for four and RM4,640 for the eight-person room. That figure is the whole bill: furnished lockable room, 24/7 keyless access with the air con on, WiFi 7, coffee, business address and mail, meeting room credits and cleaning. Month-to-month, one month deposit, one month notice. The honest trade-offs: no 5, 6, 7 or 10-pax room here, and street parking, free on weekends and at night and paid during weekday working hours. How to choose, from someone who runs two of these floors
Ask what the monthly figure leaves out. Every rate above is described as all-inclusive, and mostly that is true. The differences hide in the add-ons: WORQ charges RM200 a person to change headcount and 10% more for a window room, Co-labs sells extra meeting time beyond the allowance, and the traditional shoplot office that looks cheap on a listing adds electricity, internet, cleaning and furniture on top. Put the true monthly figure for your headcount side by side before you compare anything else. Our office rental cost guide does this for the KL market as a whole.
Term and deposit are the real price of flexibility. A month-to-month room with one month's deposit (Sandbox, or Jerry's monthly plan) means your exposure is one rent cheque. A three-month minimum (WORQ) is still light. Two months' deposit (Co-labs) on a four-seat office is around RM9,600 sitting with the operator, refundable but locked. Read the notice clause too: ours is one month, or before the 5th of your move-out month.
24/7 access should mean the air con too. Every operator here publishes 24/7 entry for office tenants, by pin code, biometric or app. Fewer say whether the building's chiller runs at 10pm. A tower floor can be 24/7 on paper and airless after hours; a standalone building runs its own air con. Ask that question at the viewing.
Parking will decide your team's mood. Corporate towers charge for it: RM18 a day at UOA Business Park, building rates at KPMG Tower and Sunway Square. Street parking at a shoplot branch is free on weekends and at night and paid during weekday working hours. If your team drives in daily, the parking line can be a bigger gap between two venues than the desk rate is.
"Serviced" buys you a reception, not a better desk. A serviced office or branded coworking operator adds a staffed front desk, phone answering, corporate printing and a tower lobby, and the seat rate carries it. A coworking private office at an independent gives you the same locked door, WiFi, address and mail handling, staffed during the day, at a room price instead of a seat price. If clients visit you weekly, the lobby is worth paying for. If they do not, it is mostly cost.
Plan the move from one desk to four. Growth is where per-seat and per-room pricing diverge. At RM800 to RM1,199 a seat, going from one person to four multiplies the bill by four. Fixed-price rooms flatten it: our 1-pax room is RM780 and the 4-pax room RM2,450, so the fourth seat costs far less than the first. Whichever model you pick, ask whether you can move rooms mid-term without a new contract; at Sandbox you move to the next size when one frees up.

What is the difference between a serviced office and a coworking private office?
Both give you a furnished, lockable room with WiFi, an address and mail handling. A serviced office adds a staffed reception, telephone answering and a corporate lobby, usually in an office tower, and is priced per seat. A coworking private office is a room inside a shared floor with a lounge, pantry and meeting rooms, often priced per room, with the community and events around it. In this area the serviced end is WORQ and Co-labs; the coworking end is Sandbox and Jerry.
Can one person rent a private office?
Yes, and it is the most common size let. Jerry offers one-person rooms from RM660 a month, Sandbox from RM780 all-in, and WORQ from RM800 a person at Subang. Co-labs prices per seat at RM1,199 but does not publish room sizes.
What is included in a private office?
At every operator here: the furnished room, WiFi, cleaning, pantry with coffee and tea, mail handling, a business address you can register, and 24/7 access. Meeting rooms come as monthly credits or an hourly allowance. Usually extra: parking in towers, printing beyond the credit, headcount changes and window rooms at WORQ, and anything outside the credits.
How fast can I move in?
Faster than a conventional lease, because the room is already furnished and wired. Jerry books online and issues a pin code. At Sandbox you view the available rooms, pick one, sign a short service agreement, pay the first month and the deposit, and the app opens the door. WORQ and Co-labs start with a tour and a quote, with contracts from three months at WORQ. The enquiry form gets you the current room list at either of our branches.
